In Property Management there are few things you need to know. A 3 day notice is one, and of the most common notices in property management. It is very simple and easy to use.
Lets pretend that you have a new tenant that moved in 3 months ago and on the 4th month doesn’t pay the rent on time, at this point make sure you give them a 3 day notice to pay or quit.
That means they have 3 days to pay you the rent do or move out. In the event that he/she doesn’t pay you with in the 3 days then you may proceed with the eviction process.
You can file the eviction by your self, use an unlawful detainer attorneys to file it for you or you can hire a property manager to represent your interests in the matter.
Please note that there some state and city rules apply to the 3 day notice; such as writing your tenants complete mailing address, properly dated and have a complete address where they can pay the rent, you will also need to enter the total amount due broken down by the month.
Make sure that before serving a tenant, you research the regulations set forth by your state and your local authorities, in San Diego courts may want something that is different from courts in other parts of the state.
With all the changing laws governing rental properties it is some times best to consult with a property manager who has knowledge of your counties rules and regulations.
